Although flex spaces have traditionally been good investments, with a solid growth curve in the US and Canada since 2010, it’s been slipping by about 9.2% since 2019-2021 leaving investors cutting back on new purchases.
I’m just speculating here, but this could be because of market saturation, even though it’s expected to grow at a rate of 17% by 2035 – or that more small business owners are working from home and aren’t quite ready to expand.

Flex Space
Flex Spacing is basically owning and renting small bay industrial warehouses, typically about 10% office and 90% industrial, ranging anywhere from 1500 to 3000 square feet.
For the most part, these are small Mom & Pop shops that you see down the street who are looking for a chance to grow their business but don’t have the room and are willing to pay top dollar as long as you can give them a nice, good-looking place to run their business.

My Personal Opinion About Hamza Invests
Since we’re getting closer to the end of this Hamza Invests review, I’d like to give you my take on the program aside from the stats and reviews that we went over earlier.
It goes without saying that real estate is still the best way for people to make money so long as you have huge amounts of disposable investment capital on hand.
However, if you’re pinching pennies to come up with the money to buy a real estate course, plus the initial investment to partner with them, you probably want to have a good idea of who you’re dealing with.
That’s why I have this short five-point checklist that’s kept me from stepping in it over the last few years:
- Experience: Does Hamza have real-world knowledge about Flex Spacing?
- Training: Is the training worth the price tag?
- Honesty: Is there anything that Hamza is keeping close to his vest?
- Mentorship: Does he offer mentoring or additional coaching?
- Testimonials: Is there evidence of students making money with his training?
Is Hamza Invests Legit Or A Scam?
No, I don’t think Hamza Invests is a scam, because you can certainly make money with his program so long as you have the money to invest.
You’ll need to build the spaces, which will cost time and money.
You may also need to hire a property management company to run them for you.
I just think your time and money would be better spent building Digital Leasing Assets that you can get up and running in a little as a few days and making as much as $500-$2,000 per month from each one you create.
This is what I and others have been doing over the last several years with just a laptop and internet connection.
The best part is that we can run our businesses from places like:

- Student testimonials are also a little difficult to find.
- Partnering with him will cost at least $25,000, but if the returns are there, the investment would be worth it.
