Superhost Academy is an Airbnb program that has only been around the past year or so, and it offers more info than just how to score an Airbnb Superhost badge!
Brad Dillard, the guru behind it all, says that he can teach you all kinds of tips and tricks to help boost your business to the next level, where you’ll be bringing in a ton of guests and raking in that cash…but are his promises of “exclusive rewards” within the SA program based in reality?
Dillard has been running his own Airbnb company since June 2020, which was a very brave time to enter the field, since there were so many restrictions and issues. If you were argue in favor of learning from him, you could probably believe that he’s been through some of the craziest regulations in Airbnb history.
All in all, it’s hard to make a ton of assessments on his SA course since it is so new, and there really isn’t a lot to learn from his website. On the flip side, he does post short little videos on his Instagram and YouTube accounts, so that does help figure out his “vibe” before signing up.
It seems like the opening pitch is for you to jump onto his “free training” webinar that’ll go over some tips and tricks of the trade, and then he will direct you to get into a phone call with his sales team to sell you on the full training program.
I guess the real question is this: do you need training to be an Airbnb master?
If you have done any kind of real estate before, you’re at a major advantage, but I think you also need to be able to navigate the technology of an app from your phone before jumping into this. Guests expect quick and detailed answers at a moment’s notice, after all.
I am sure Dillard has some extra stuff like advice on when your peak seasons (and dry months) might be, but all in all, I’m not convinced you can’t figure out most of it for free. This is probably more for someone who is already doing Airbnb for a while, but is running into struggles.
But even then, are we sure a guy who’s only been in the game for a few years (he was a tax consultant before that) is the best guru to learn from?
Personally, I’d steer my readers toward the proven success of Digital Leasing instead.

Real estate is the world’s oldest wealth-builder, so it’s no wonder people’s family and friends will often say something like “hey, you should get into real estate!”
But they’re usually talking about traditional real estate, where you have a ton of money sitting around to just go and buy up a bunch of land and sit on it for a few years.
But when we’re talking about Airbnb rentals, that means we’re talking about short term real estate, which is a totally different beast. The nice thing about long plays in real estate is that you can wait out the lows until the highs come again.
When we’re dealing with short term real estate, you don’t get that luxury. And instead of one big plot of land where you are relatively safe from any damage, in the short-term rental world you will have to deal with wild tenants with your many units.
Airbnb may protect you a little bit, but even then, they often come up short with their customer service. And then you have to get involved, cleaning things up, repairing other things, maybe even dealing with evictions in the worst case scenario.
It doesn’t really sound like something you can truly do from home, either, meaning this isn’t really a business model where you’re making money online after all.
On the other hand, Digital Leasing is just like it sounds – totally online. Sure, you could eventually go for an in-person meeting with local business owners if you really want, but it’s not necessary. You could just go ahead and do it all online, raking in the dough each month.
It’s a lot safer, too. Think about it – would you rather risk all your money in an industry that is known for its volatility, or save that money and make it easier to see profits? After all, with less expenses, it’s easier to actually keep the money you’re bringing in.

Who Is Brad Dillard?
Brad Dillard has had a weird path to becoming program’s guru. He started off in tax consultant services, but in 2020 he decided to try his hand with short-term rentals in the form of a company called Rocky Mountain Homestays.
He’s based out of Salt Lake City in Utah, and claims that he was working 80 hours a week in his days as a taxman, which is part of what drove him to trying his hand in the rental game.
His program is pretty new, and you can see he has only been posting about it on social media since 2023, so we’ll see how he does in this new world of his Superhost Academy program.
How Much Does Superhost Academy Cost?
Unfortunately, Brad Dillard is very secretive with his program. He doesn’t really provide much information about what’s inside it, what the Superhost Academy cost really is, or the refund policy.
Not great for those of us trying to recommend if you should join or not – and not great for you making a decision, either. Transparency is usually pretty nice to have.
However, having reviewed these kind of programs in the past, I can tell you to expect anywhere between $997 to somewhere over $10,000 depending on how much 1-on-1 access you want with Brad himself.
What Is Brad Dillard’s Refund Policy?
As mentioned above, there is no transparency when it comes to the Superhost academy refund policy.
You just have to kinda hope for the best – although I’d ask for a policy in writing before paying any money if I were you.
Personal Opinion On Superhost Academy
Real estate can be a solid way to make money, but there are also a ton of risks attached to it all. Not to mention that with short-term rentals especially, you’re not really doing it all online at all.
There are all sorts of tips and tricks you’ll need to think of…but what if real estate isn’t the answer?
First of all, let’s break down what you should think about when selecting the right program:
- Check out the guru’s videos and see if their energy makes sense to work with for you.
- Ask yourself if you can really see yourself doing this for the rest of your life
- Consider whether or not you have the money for the upfront costs here
It’s hard to really make firm judgements on Brad Dillard, since he is very secretive with his course.
All the same, how about a quick 3 things I like about him and his program:
- While some may argue he’s not experienced, he did survive 2020 with Airbnb
- Airbnb is popular for travelers
- If you do it right, you could lock in some long-term renters who make your life easier
…and, to be fair, 3 things I don’t really like:
- You can have your properties destroyed by renters
- Very little transparency on cost and refund policy
- There’s still a high level of investment here, especially if you want a bunch of units

“Superhost Academy scam” is a popular search result when you check out this program, which might be concerning to you.
So, is Brad Dillard running a scam?
Probably not.
People just look that stuff up to feel safer about their investment – heck, a lot of people get sent to my articles from that kind of thing.
While I do have major concerns about Brad Dillard’s transparency, as well as the business model of short-term rentals, I would assume this tax consultant isn’t just gonna turn into a scammer overnight.
Even if he isn’t the best coach, I’d still assume you’ll learn a thing or two about Airbnb rentals from him. With a true scam, you pay a bunch of money and get no real good or service in return.
I do think it’s a mistake for Brad to not try to show a little more about his course and its costs, etc., especially since he’s just a random guy who was a taxman for his entire career until recently.
I get it if you’ve built up a huge following and can afford to be a little mysterious…but I’d be feeling too left in the dark to invest in Superhost Academy, personally.

But you could do a lot better, too.
He’s just got so many unknowns, lacks experience, and the business model is super risky.
It’s just not the first thing I’d recommend.
