TLDR – What’s The Verdict On Land Investing Online?

Land Investing Online isn’t a very creative name, but at least it’s no secret what kind of business model they’re operating under…and if you can’t figure it out: it’s investing in land.
Real estate is known as the world’s oldest wealth builder, and that’s because people will always need more land, and always need a home. That’s why you’re seeing an explosion of all kinds of different real estate programs out there: Airbnb, flipping…or yes, even land investing.
What I do like about investing in land is that you don’t have to worry about a house that is falling apart and needing a ton of renovations or anything like that.
However, land value does shift around just like the regular real estate market, leaving its value vulnerable to recessions. And you still might have to travel out there and inspect the land – some buyers will want to know what the soil quality is like, what’s surrounding the property, zoning questions, etc.
In other words, this business model isn’t so easy or as “online” as the sales pitch might have you believe.
The Apke brothers seem to know their stuff, but I do think it’s a little odd that they’re selling a course after only a few years of being in the real estate game. It seems like Ron Apke was a basketball coach until very recently. While that is cool, I think most students want to see a little more experience from their gurus before paying up the big bucks to access their knowledge base.
This program is basically gonna train you on how to send out thousands of cold-calling emails every month, with the expectation that out of those emails, you will land one deal.
I have some family and friends who get these kind of “mailers” all the time, and they get very annoyed with them and have built up a level of distrust for anyone who shows up in their inbox (physical or digital) at this point. I imagine this could be an issue for anyone who’s jumping into this industry.
Think about it, if you and all of the other Apke students out there are all sending thousands of mail out, there’s just gonna be a flooding of the market. Oversaturation.
Personally, I like to recommend courses that reduce competition and volatility, leading to a more practical way to achieve financial freedom.

If the Apke brothers weren’t even involved with real estate investing a few years ago, and they’re already teaching a course…well, I would hope that they’ve at least managed to make themselves a ton of money in order to justify their status as real estate gurus.
But even then, sometimes star athletes don’t make great coaches.
Coaching takes a different skillset. You have to be able to connect with students, and to relay your wisdom effectively and efficiently.
With all that said, their program might be for you if…
- You’re into real estate, but always figured the problems with houses would hold you back
- You figure that people will always need more land
- You’ve done well with other real estate courses (like Jerry Norton)
On the other hand, it probably doesn’t make sense to join up if…
- You don’t like cold-calling or cold-mailing
- The short term volatility of the real estate market still makes you nervous
- You have some concerns about their complicated refund policy

Ron and Dan Apke are all about taking your real estate game to the next level.
They’ve got a pretty slick website, and their business model is within the timeless real estate business model. These guys are hungry young entrepreneurs, and it’s understandable to get a little excited by their sales land investing masterclass sales pitch.
They post pretty actively on their YouTube page, as well, which is a nice dose of free content to figure out if you think you could work well with the energy they bring to their program…however, it also reveals that they’ve only been operating that page since 2022.
At the end of the day, these guys are still very new to the real estate world, and certainly “green” when it comes to teaching other people how to make it big in the land business.
Another one of my concerns is the sheer volume of real estate entrepreneurs out there trying to do the exact same thing that the Apke brothers are gonna teach you: cold-calling and cold-emailing.
Let’s just say the brothers have hundreds, or even thousands of students out there…do you think they’re the only real estate program teaching their students to send out a ton of mailers to property owners?
Real estate hustlers have become one of the top telemarketing annoyances of the modern day, and you’ll be joining those ranks soon enough, hoping to be the lucky one who breaks through and actually gets a home for 40% of its value.
That’s the whole premise, after all: buy land super cheap, then sell it for more later. Sounds great, right?
But try to use your imagination for a moment, and put yourself in the position of someone selling your own property. Are you really gonna just give it away for nothing because someone sent you an email offering to buy it? Without consulting anyone who might be able to give them a real estimate on its value?
Oh, and because of property taxes, most people do know how much their home or land is roughly worth.
What you’ll have to do is hope that someone is in such a bad financial situation that they just wanna get rid of their property as soon as they can for a quick buck.
In other words, your career will be taking advantage of uninformed people, or desperate people, and then profiting from their mistake.
I would rather just avoid all that, and focus in on the growing industry of lead generation. It actually works for real estate, if that’s something you’re really into…but it’s also a business model that can be applied to other industries as well.

Who Are Ron And Dan Apke?

Ron and Dan Apke are a couple brothers from Ohio who have recently decided they love investing in land, and all the money that can be made from it when done right!
Dan Apke
Dan Apke seems to have more of an online presence between the two brothers, as he handles most of the YouTube content, and has thousands more followers across social media when compared to Ron.
It seems like Dan has more of a connection to the land investment side of things, as he claims to be a passionate outdoorsmen. He doesn’t have a family yet, which also might explain his higher involvement with the company.
Ron Apke
Ron Apke is the family man out of the two brothers, having settled down with a wife and kids in the Cincinnati area.
He’s got kind of a funny background for a real estate guru: before jumping into selling land full-time, he was a men’s college basketball coach!
Pretty cool, but it does raise some questions about these guys and how much experience you’re really receiving when you sign up with them.
How Much Does Land Investing Online Cost?

I love price transparency with courses, and it seems like the Apkes are at least mostly transparent when it comes to the Land Investing Online cost.
As you can see in the screenshot above, they are running the current pricing:
- Land Flipping Bootcamp: $1,249
- 30 Day Launch: $1,349
- 30 Day Launch + CRM: $1,749
These are relatively fair rates, but it should be noted that they all come with $99 monthly fees, as well as extra costs that will come in down the line.
The biggest expense I found out there was the Apke brothers’ recommendation of spending $5,000-$8,000 per month on their specialized mailers.
As you can imagine, this can add up quickly, leaving you with six-figure debt before you know it.
Of course, they will justify these costs by throwing out the big numbers you could see after buying some property, then selling it for twice the cost…but that’s all a lot harder than it sounds (and it doesn’t sound that easy to me).
If you wanna join Land Investing Online, you’re gonna need to bring a lot of investment money outside of just paying for their course.
What Is Land Investing Online’s Refund Policy?

The Apke brothers flash their “money back guarantee” all over their website, but if you dig into the details, it’s not as secure or easily available as they make it sound.
You’ll have to send thousands of dollars worth of mailers every month for 3 months, complete every single detail of the program, and generally jump through hoops in hopes of getting your money back.
It doesn’t sound like they’ll offer much forgiveness if you jump in headfirst on an emotional whim, so you’d better make sure you’re ready to work hard if you join up.
Personal Opinion On Land Investing Online

There are so many scammers out there – people who just wanna take your money and offer nothing in return. And then there are just bad gurus who are trying their best, but they’re not that good at what they offer.
And then there are mentors who know what they’re doing within their field, but their business model has holes in it.
There’s a lot that can wrong when hunting down the right program…so how can you help protect yourself during the process?
- Imagine yourself doing this for the rest of your life
- Figure out whether you could really see yourself relating to the guru
- Inspect the refund policy for peace of mind (if one even exists)
I’m not exactly sure what to think of the Apke brothers at this point, but there are a few red flags.
All the same, here’s a quick 3 things I like about their program:
- Real estate can be reliable if you’re willing to sit on it for years
- They’re young and energetic gurus
- Vacant land can be more simplified than flipping houses
…and, to be fair, 3 things I don’t really like:
- The Apke brothers don’t really have a ton of experience in real estate
- Very invasive refund process
- There are a lot of upfront and ongoing costs involved

“Land Investing Online scam” pops up as one of the first suggested phrases on Google when it comes to this company, because it’s just one of those programs that sounds too good to be true.
…so, are the Apke brothers running a scam?
I don’t think so.
Typically, a scam is something where you hand over all your money to someone and get absolutely nothing in return. No goods, no services, no education.
I think that the Apke brothers have an infrastructure set up where you will get some kind of education and software to help you on your real estate journey…the question is just how much value you’re gonna get from what you put into their course content.
Out of all the business models out there, real estate is one of the most attractive because it’s been around for so long that it feels more safe, or less of a scam. While this is true, it’s also true that it’s lost a lot of people money over the years from doing it wrong.
The other problem I have here is that there are so many costs involved with real estate (and their mailing program in particular) that you MUST hit your sales goals, or else you’ll be sitting in a lot of debt. Not to mention all the paperwork…

So, should you buy into the Land Investing Online program?
I don’t recommend it.
Unless you’re really desperate to jump into land investing, I think you’d be better off investing all that money somewhere else.
Heck, even if you’re really into land investment, I’m not sure the Apke brothers have enough experience to properly guide you yet. The idea of buying a home at 30-40% of its real value sounds amazing, but it’s really not a realistic goal to be selling your students on.
I’m done with gimmicks and false promises.
Do something that avoids a ton of high costs and volatility – try Digital Leasing. I keep coming back to this thing because it’s just so nice to know something like delivering clients is recession-proof. “Evergreen”. That means you’ll be rolling in cash no matter what the markets do!
This is pretty much the opposite of real estate.
