Jim G Coaching Club Review (Updated [year]): Is Jim G The "OG" For Real Estate?

Introduction To My Jim G Coaching Club Review

James Graham is better known as "Jim G", where he's built up a solid following online for his real estate investment coaching services with his Jim G Coaching Club.

A lot of people have big dreams about getting into real estate investing, specifically in the world of operating an AirBnb business.

Many folks have had family and friends telling them to "just go and become a real estate investor" over the years, but as you may know, it's not easy to acquire high cash flow and start owning property these days!

Well, Jim G says that he can get you your first Airbnb property without having a bunch of cash yourself, which is a great hook for a lot of people out there watching his ads on social media...and you just might be one of those people!

And now you're searching up Jim G to see if he's legit or not - heck, you might even be checking out other programs like Brian Page's BNB Formula or Pace Morby's offerings to see how they stack up.

And you know what? I don't blame you.

As much as the economy sucks these days with everything costing more (and your paycheck staying the same), there are a ton of people out there looking into things like Airbnb rental arbitrage to see if they can break free from the chains.

But you know who else knows that? Scammers.

And they'll say all kinds of things, promising that people all around the world find success with their top-secret formula...it can be a little nerve-wracking trying to figure out the phonies from the real deal.

Fortunately for you, you're in the right place. See, I've been grinding out these kinds of reviews for years now, covering all sorts of stuff from affiliate marketing niches to how to become a real estate investor. After a while, it gets kinda obvious what's legit and what's a scam.

So, I'll go over the pros and cons on Jim G's program, we'll see what these "seller finance systems" are all about, and then we'll see if there are any alternatives for you to score some big-time cash.

Alright, let's get cookin' with our Jim G Coaching Club review!

DISCLAIMER:

This Jim G Coaching Club review has been thoroughly researched with information and testimonials that are available to anyone in the public. Any conclusions drawn by myself are opinions.

PROS
  • If you already own a property or two, that means you could start working Airbnb for a low cost.
  • Jim G seems like a decent guru who's been at it a few years, which means you're not getting a total rookie.
  • Jim posts a lot of free content on YouTube, which means you can get a decent preview of what you'd be paying for.
CONS
  • Remember 2020? Chaos can wreck real estate, which means you will have to live on the edge whenever breaking news goes down.
  • Jim G is an older guru, which means you may not relate as well to him if you're a younger entrepreneur.
  • No refund policy means no peace of mind.

Why Listen To Us

My name is Josiah, and this is my Dad, Joel.why listen us

Together, we make up the team here at Scamrisk.

If you’ll let me bother you for two minutes, I’d like to quickly explain why I’m even here writing this review.

In early 2020, I had just graduated from college & had no real career prospects.

I knew I was destined for something more, but I had no clue how I was going to make it happen.

I had this sinking feeling in my gut all the time… like the “big man upstairs” had accidentally given me the version of life where I’d be mediocre forever, instead of the one where I was, ya know – happy & fulfilled.

Anyway…

I had fiddled around with some different online businesses in college:

Some random MLMs, a bit of affiliate marketing, a (failed) dropshipping store or two, all the usual suspects.

Even my dad had been involved in MLMs back in the day… selling knives & other random nonsense people (probably) didn’t need.

All I really wanted was to find something that was going to actually work for me.

Maybe those things had worked for others, but for me it all turned up a fat “0” in the bank account department.

So I searched! And searched… and searched… and searched…

And eventually, I somehow stumbled upon a program that promised to help me build an income online (read about it here if you’re curious).

I didn’t really want to be “rich”.

The thought of making a reliable $5K per month & not having to worry about clocking in to a 9-to-5 ever again was all I needed.

Sure, there were people in the program doing high-6 and low-7 figures per year… but that wasn’t what I was out for.

I just wanted to provide freedom for myself, and if I was lucky, take my family along for the ride.

Fast forward a few days and a few phone calls & I was enrolled!

Here’s the first “money making website” I put up:

why listen us gif

I built that site in 2020, and it still makes me $1,500 per month. It’s a basic 5 page website I built based on a template the program provides.

The best part to me? My dad and I get to do it all together!

So between the:

  1. Ease of reaching $5-$10K per month in income online

  2. Straightforward-ness of the system to do it

  3. Fact that I get to do it w/ my family

Is why I recommend local lead generation as my #1 business model for making money online.

Sure, it takes some work and dedication – but anyone that tells you that there’s a business out there that requires no work is selling you a lemon.

I’m not saying you need to sign up for the same program I did, but I would definitely recommend giving the business model a peek!

TLDR - What's The Verdict On Jim G Coaching Club?

What's The Verdict On Jim G Coaching Club

Jim G Coaching Club is an Airbnb program that's been around for a few years now.

But while Jim's short-term rental teachings are relatively new, he is absolutely not new when it comes to the world of real estate as a whole - the guy has been crushing it for decades now!

While there are certainly difference between long-term real estate investing and short-term Airbnb rental arbitrage, it is highly likely that this experience will help him teach his new program.

I think one of the things I like most about Jim is that he seems like a genuinely nice guy, and he's been around long enough to feel safe that you're not getting scammed or anything like that.

As for his program? One of the biggest differences I noticed with his courses is that he actually allows you to use his own Superhost account on Airbnb to get started. He does this by adding you as a co-host, so you can build up some great reviews and attract guests faster.

Frankly, if you're really into Airbnb and have to do it, this kind of outside-the-box idea sets Jim G apart and makes him a top option.

So, what it comes down to for me is the idea of making money with Airbnb in general. Yes, you can absolutely get it done if everything goes right...

...but there's just a whole lot that can go wrong.

Between cities cracking down and regulating/adding huge taxes and fees onto Airbnb owners (likely from hotels pressuring them) as well as the general unpredictable nature of short-term real estate - I just want my readers to understand there are other options out there.

Digital Leasing is a REALLY solid alternative.

They basically spin off the local lead generation model, which is all about ranking websites onto the front page of the internet, and then renting them out to local business owners. This brings more customers through the door, and stack more cash in your hand.

You know what kind of product could be considered "recession-proof"?

Customers.

No one ever gets sick of more profits, so your investments are safe, and you can do it all from the comfort of your own home, while spending time with family and friends.

Their students seem extremely passionate about what they're doing - not just getting by, but creating their own future.

Digital Leasing Legit

That said, if you'd like to hear some more about my Jim G review, let's keep on rolling.

Sometimes you get great gurus with a crappy business model, and other times the industry is great but the guru is way too hard to relate to.

It's tough out there!

Jim G's Coaching Club might be for you if...

  • You've got financial access to high equity properties
  • You are willing to work under Airbnb's rules
  • You've liked other real estate courses (like Gator Lending)

On the other hand, it probably doesn't make sense to join him if...

  1. You don't wanna deal with the hassle of destructive tenants
  2. After 2020, you're a little nervous to dive into Airbnb
  3. You need a solid refund policy for peace of mind

As a business model, it's hard to knock long-term reliability when it comes to real estate - there's a reason it's known as the world's oldest wealth-builder, after all.

But that's traditional real estate investing, where you can hold long-term and afford to wait out some bumpy roads...but with short-term rentals, you don't have that luxury. Often, STRs are funded through credit, loans, etc...and that means you can get wrecked if something like COVID strikes again.

It's not really an at-home gig either, since you'll have to visit Airbnb homes for repairs, and other tasks.

Digital Leasing is a way better option if you wanna score some financial freedom, and it's all online. All you gotta do is rank small business owners' websites high on Google, which brings in a ton of cash flow in for them - and they'll have no problem handing over a stack of those profits to you each month!

Who Is Jim G?

who is jim G coaching club cost

James Graham aka "Jim G" has been grinding in the world of real estate for decades now - a seasoned vet of the industry. Before he discovered the Airbnb world was starting to make big money, he was mostly focused on traditional portfolios and investment strategies.

He held a job with USA Investors Realty where he gained a ton of experience and was a featured speaker in the USA and Australia.

Originally out of Western New York, Jim G now has students across America who wanna learn under him.

Now, who is Jim G at a deeper level? Well, a big theme of Jim G's online presence is his commitment to family values and devotion to God, which is nice.

How Much Does The Jim G Coaching Club Cost?

Unfortunately, Jim G isn't very transparent with his course's costs, meaning you have to go through a sales call to figure out the exact number.

However, I have done a ton of reviews in this world, and I can tell you that the Jim G Coaching Club Cost will have you looking at anywhere between $997 to over $10,000 depending on upsells.

What Is Jim G's Refund Policy?

jim g coaching club refund policy

There are no refunds if you sign up with Jim G, unfortunately.

Personal Opinion On Jim G Coaching Club

is jim g coaching club scam or legit

Real estate can be a solid way to make money, but there are also a ton of risks attached to it all. Not to mention that with short-term rentals especially, you're not really doing it all online at all.

There are all sorts of tips and tricks you'll need to think of...but what if real estate isn't the answer?

First of all, let's break down what you should think about when selecting the right program:

  • See if the guru fits your vibe
  • Imagine yourself doing this for the rest of your life
  • Think about whether you can afford the upfront costs

I think Jim G is a legit guru with a lot of experience, personally.

In fact, how about a quick 3 things I like about him and his program:

  1. Decades of experience
  2. Airbnb continues to be popular
  3. Jim seems to be ethical and honest

...and, to be fair, 3 things I don't really like:

  1. Renters can destroy your investment
  2. No refunds
  3. Cities have begun to crack down on Airbnb

Is There A Jim G Coaching Club Scam Going On Here?

"Jim G Coaching Club scam" is a popular search result when you check out this program, which might be concerning to you.

But is Jim G really running a scam?

I don't think so.

Think about how you got here, right? There's a decent chance you entered a similar phrase on your search, just to make sure you're not making some kind of terrible investment with your money, but that doesn't mean the program is automatically a scam.

Jim G will definitely give you some bang for your buck if you're really into Airbnb...but the question is just a matter of how good you think Airbnb is as a business model, or even real estate as a whole!

Real estate is typically a solid long-term play, but with short-term rentals, you lose any of that security and just get a TON of market volatility. And these days, tenants seem to have more rights than landlords...which means if you get an unruly guest, you might not have a lot you can legally do.

Instead, I gotta keep recommending Digital Leasing. It takes the stresses of physically leasing out spots and turning them into easier-to-manage websites, metaphorically speaking.

You help local businesses rank their pages on the first page of Google, they get way more customers, and they keep stacking cash in your hand every month to keep the good times rolling.

Who knows? Maybe they even tell a few of their friends and your empire grows even bigger.

What's Inside The Jim G Coaching Club?

whats inside jim g coaching club

Basically the "Jim G Coaching Club" is somewhat of an umbrella corporation, and there are few different offerings within the program.

First off, you'll get thrown into Jim's 6-Figure Passive Airbnb Masterclass, which is the free webinar training that'll give you a little preview of the knowledge you'll pick up later on.

He'll also use it to bring you into a 4-day Family Financial Freedom Challenge, where he says you'll get:

  • Financial Empowerment
  • Break Generational Cycles
  • Achieve Financial Freedom
  • Quality Time with Loved Ones
  • Legacy Building
  • Personalized Guidance and Support
  • Actionable Steps for Immediate Results
  • Life Transformation

It's not entirely clear how exactly all those are going to be practically applied, but you can probably just guess that you'll be learning a bunch about how to run an Aibnb business!

Finally, you'll be offered the opportunity to jump into Jim's Airbnb Accelerator Academy.

With the JAAA, you'll get 30 days of coaching on Jim's 5 phases of of success when it comes to the short term rental game. Here are a few more things you'll get in that:

  • Training materials, documents, and templates, all with lifetime access
  • Digital Training platform
  • You can get both group and 1-on-1 coaching
  • Get Jim on the phone with you during business calls
  • You can co-host on Jim's Superhost account
  • Private Facebook group

Conclusion Of My Jim G Review

So, should you dive in headfirst into the Jim G Coaching Club?

You can probably do better.

Don't get me wrong, Jim G seems like a decent family man who has a great deal of real estate experience...but I just think you can do better than relying on Airbnb for an income

The volatility that comes with short term rentals - especially when you're riding it all on loans - just sounds like endless anxiety to me, wondering if you're gonna lose everything every day.

Not my idea of a good time!

On the flip side, Digital Leasing is "evergreen", meaning it works no matter what's going on in the economy, because it's got something that businesses will always demand no matter what:

Customers.

Who knows, maybe you'll even work from the beach one day...

What's My #1 Way To Make Money In 2024?

digital leasing

After exploring various business models, I recommend Digital Leasing for beginners entering the online business world.

  1. Flexibility: Whether you have just an hour to spare or want to go full-time, Digital Leasing is tailored for "passive income" – more gains with less effort.
  2. Ownership and Control: Digital Leasing grants you outright ownership of assets, ensuring control and impressive profit margins ranging from 90-95%.
With the Jim G Coaching Club, you're at the mercy of markets and whatever else influences your rental units' supply-and-demand.
  3. Low Startup Costs: You can begin with minimal upfront expenses with Digital Leasing. You might even start earning before spending a dime, and your initial property can go live for less than $100.
But with anything to do with real estate, you're gonna be paying huge sums (tens of thousands, at least) for buying up any kind of property. It's a "long game", and that's not good if you are doing short-term rentals.
  4. Minimal Ongoing Expenses: Digital Leasing keeps it straightforward with minimal maintenance and expenses.
On the other hand, maintaining and cleaning rental units will have you racking up expenses if you wanna keep scaling your business.
  5. Easy to Duplicate: Once your first digital property is up and running, doubling your income becomes a breeze – just a few clicks, keystrokes, and maybe a call away.
Way better than having to double your properties with Airbnb.
  6. Helping Real People: Digital Leasing extends beyond numbers, allowing you to support local businesses and make money while genuinely impacting people's lives.

The choice is yours. Keep exploring options like the Jim G Coaching Club, keep researching, or join a community of over 2,000 successful students living life on their terms with Digital Leasing.

Experience a steady, semi-passive income stream that doesn't demand constant attention.

Your success goes beyond numbers – it's about assisting real people who appreciate and happily pay for your services.

If consistent income, flexibility, and helping others align with your goals, click here to learn more about Digital Leasing.
