Apparently Alex Martinez dropped out of college, and at the age of 19 was earning $10 an hour making sandwiches. By 20, he was flipping houses and making some good income.
I’m sure there’s more to it than all that, but it’s still a cool story. He says that he made a ton of profit and spend zero dollars on marketing, which is interesting as well.
He worked his way all the way up to appearing on A&E’s “Flip This House” which indicates he is likely a legitimate businessman.

Before we get in too deep, let’s go over some of the industry’s lingo:
What Is Wholesaling?
Wholesaling is buying and selling goods in large quantities at lower prices. Most of the time, wholesale products are sold to retailers, commercial, industrial, institutional, or other professional business users; or other wholesalers.

This all sounds pretty good, and as much as I believe there are stronger alternatives out there, I really appreciate the in-depth explanations Martinez provides.
For example, he actually goes in-depth over the subject matter of each module he’ll be teaching you, so you can make an assessment instead of just blindly forking over your money:

Foundations And Mindset
Here, he lays down the groundwork and foundation for the program, as well as establishing some basics regarding real estate and investing as a whole. Mindset is key in module 1.
Financing Partners And The Golden Ticket
Here, Martinez will get into the importance of having a “money man” who can fund your operation. Sounds tricky to find these cash buyers, and it might be.
But he goes on to explain that the Golden Ticket is having Proof of Funds from your financial backer. Martinez also explains that REIA’s are a great place to network and find these buyers.
Secrets Of The Pro Wholesaler
This section chiefly focuses on MLS – the online real estate service, not the Major League Soccer organization.
It explains how to utilize this tool effectively, and how to make effective cold calls while making your offerings attractive to agents.
Art Of The Pro Wholesaler
While I think all of this detail is great, Alex Martinez should probably get more creative with the names of these modules!
Anyway, in this lesson, Alex will get into the nitty-gritty of what kind of costs you may run into and what kind of fees you should set for yourself.
He has a “Deal Calculator” to help make all of this complex stuff seem more simple, which seems like a good idea.
Bulletproof Offers And Platinum Platters
This is where Martinez goes over closing a deal – how to finalize contracts and present offers to financial investors in a palatable way.
Closing, Systematizing And Scaling
This section seems like it gets further into the details of closing a deal, and then explores how you can escalate your business and make even more in the future.
What Does The Internet Have To Say?
Let’s hear the voice of the people:
“Yeah his program is based on using the MLS. I didn’t sign up, but I talked to him for like an hour and a half. I didn’t get the cost figure for the program (I decided against it), but a couple of things to his credit:
- He took a pretty significant amount of time to talk to someone he knew was not going to join.
- He gave me some pretty useful information.
- He was not really salesy at all in the phone call.
- From the sound of things, he’s quite active with his students. Also, he screens prospects, so not everyone can join. This is encouraging to me.
It sounded like, and this is not meant to sound critical, his system is sending as many low offers as possible to MLS properties. Part of his argument was that everyone thinks the MLs has no deals, but that means very few people actually use it, because they think it has no deals.”

“$4800 will get you licensed in your state, pay for CRE tuition and a real solid RE education. Mr. Martinez seems to be another Shiny Object for investors in a hurry, looking for an quick fix and not willing to put in the time and do the work. Your time and energy are your most valuable assets. Forget the money, don’t lose time or waste your precious energy on more gurus. Those who can, do. Those who can’t, teach.”
Is The Pro Wholesaler VIP Program A Scam?
So, is Pro Wholesaler VIP Program a scam? Not technically. You can make money with this program, but it’s definitely not as easy as Alex Martinez makes it sound.
There’s a ton of work to be done upfront, no real guarantee of success, and – most importantly – the actual profit margins on real estate investments are pretty small.
Now, there’s nothing wrong with front-loading the work and making the money later.
But if you’re grinding it out for 3 months – looking at deals, sending out offers, negotiating with the seller and lender to buy a rental property – and then your reward is like $100 a month in profits, it’s not really worth it.
